Refurbishment of an existing 4-storey over single level basement office development at 63-66 Amiens Street, Dublin. The works consisted of major structural alterations in reception to bring the existing floor level down to street level, complete strip out of all internal finishes and making good of the existing open plan office and core areas along with the removal of all existing services and existing lift.
The building fabric was upgraded to achieve a BER rating of 3 which included improvements to air-tightness, dry lining all walls and the replacement of existing glazing, remedial/corrective works to the roof finishes, localized repointing of the brick facade and the construction of a new disabled access entrance and canopy.
The CAT A works comprised of the complete refit of all floors including finishes, ceilings and floors to the reception area, lobbies and open plan office areas, along with the renewal of mechanical and electrical installations and lift and disabled access lift to reception.
CAT B works included the creation of new cellular offices and meeting rooms with the installation of glazed partitions and doors along with AV, security installation and access control for the new tenant Foras na Gaeilge.
External works were also carried out on the existing paving and car parking areas.
