CAT B fit-out and refurbishment of office accommodation

The project transformed the existing workspace into a modern, flexible, and collaborative environment incorporating open-plan offices, meeting rooms, multifunctional spaces, tea stations, breakout areas, and upgraded welfare facilities.
The works commenced with a full strip-out of the existing office accommodation, followed by the installation of new partitions, floor and wall finishes, suspended ceilings, bespoke joinery, and upgraded sanitary facilities, including a new accessible WC and shower. The fit-out also included the refurbishment of existing showers and welfare areas to enhance employee wellbeing and accessibility.
A significant element of the project involved the upgrade and reconfiguration of the building’s mechanical, electrical, and IT infrastructure. Works included the replacement of end-of-life equipment, a full AHU replacement, upgrades to lighting and power systems, FCUs, access control, and the installation of new power and data cabling throughout. The communications room was also upgraded, including new air conditioning and associated infrastructure improvements.
During construction, legacy non-compliance issues within the existing building fabric were identified and successfully resolved through close collaboration between Ardmac, the client team, and the wider design consultants. Careful coordination and phased logistics planning also ensured the uninterrupted operation of the adjacent AIB offices throughout the works.
The completed refurbishment provides AtkinsRéalis with a future-ready workplace that supports collaboration, flexibility, and employee wellbeing, while delivering significant improvements in building services performance, accessibility, and overall workspace quality.
