Shelbourne Buildings, Dublin

Ardmac were appointed by IPUT Real Estate Dublin on behalf of Whitney Moore to complete a full strip and CAT B high end fit out. This incorporated the third and fourth floors at No. 2 Shelbourne Buildings in Ballsbridge, Dublin.

The space was stripped out to grey box leaving only the raised access floor.  All existing services and external finishes were removed and craned down from the 4th floor plant area.

The new CAT B fit out comprises a reception area, client meeting rooms , 35 one and two person offices, open plan office areas and ancillary spaces spanning 14,000 sq ft, as well as external entertaining areas.

Special bespoke features are incorporated into the fit out and include high acoustic performance in all client meeting rooms and offices, consistent with the requirements of a solicitor’s practice.

A feature reception desk of Nuvolato stone with a back drop of walnut cladding creates an impressive welcome to Whitney Moore’s visitors.

Feature lighting in the corridor spaces leads to the boardroom areas. Lighting continues around acoustic fabric ceiling panels, further enhancing the acoustic levels within these areas.

Logistically, a challenging project due to working in a live building and a noise sensitive environment. Access to the floors was via an external hoist to minimise the noise impact on the sitting tenants within the building.

Overall the project was completed within a 14 week time frame and within budget. Both the client and tenant are highly complimentary, on both the end product and the on-going positive customer experience post completion.
