Ardmac were appointed for the Landlord refurbishment works of Buildings 5 and 6 at George’s Dock, encompassing vacant tenant spaces, the reception area, lift lobbies, and toilet upgrades.
The scope in the tenant areas involved demolishing and removing all existing elements, including interior partitions, ceilings, mounted lights, grilles, PIRs, and floor finishes. Ardmac also carried out the application of existing wall finishes, the erection of new suspended ceilings, installation of new mounted lights, grilles, and PIR’s. Additionally, the project involved the repair and reinstatement of existing raised access flooring and the installation of new carpet tiles to enhance the appearance of the spaces for future tenants.
In the landlord areas, Ardmac carried out a series of upgrades to create a more inviting and high-end aesthetic. In the main reception area of Building 6, the work included removing existing wall tiling and grilles, followed by installing new wall finishes, ceiling-mounted pendant lighting, grilles, PIRs, an upgraded reception desk finish, bench seating, a planter, and a coffee dock.
The ground floor lobby upgrades featured new wall finishes around the lift shaft and updated lighting fixtures. These enhancements were carried out on all floors, with all lift cars receiving new finishes and architraves to elevate the overall experience for building occupants.
Ardmac also facilitated high quality finish stairwell works which involved the removal of existing skirtings, nosings, and vinyl flooring, with the installation of new finishes and a fresh coat of paint on the woodwork. Upper floor toilet/water closets underwent a complete transformation with the removal of all existing sanitaryware.
Throughout the refurbishment, both buildings remained partially occupied, necessitating strict measures to minimise disruption to daily operations, particularly in the reception area. Ardmac established strong relationships with the Building Manager and existing tenants, ensuring clear and consistent communication, which contributed to a seamless delivery process.
Ardmac successfully executed a fast-track programme to support the landlord’s leasing strategy across multiple floors, with phased completions agreed for designated areas. The revitalization of both buildings has resulted in a modern, inviting commercial space, now positioned as a prime destination for tenants in the Dublin market.
